Project Details
Challenge / Objective
Water intrusion threatened the structural integrity and historical features of the building. The 3,500 sq ft roof area had aged significantly and required immediate intervention. Special care was needed to preserve the structure’s original details during the roofing process.
Notable Features
- Historic building with sensitive architectural detailing
- Rapid response completed within one week
- Full 20-Year NDL material and labor warranty issued
- Drainage improvements to protect facade and foundation
Solution
Independent Roofing worked quickly and carefully to deliver a watertight solution.
Each day, only the amount of roofing that could be replaced by day’s end was removed to prevent overnight exposure. The team:
- Installed a new 060 TPO membrane over 1.5″ polyiso insulation
- Used mechanical fastening for durability and speed
- Added parapet and edge flashings per manufacturer specs
- Directed drainage toward a new gutter and downspout system at the rear elevation
Worksite safety was ensured with OSHA-compliant flagging, PPE, and fall protection.
