Specialty Roof Coatings

Restore, Protect, and Extend the Life of Your Commercial Roof

Not every roof needs to be replaced — and that’s where specialty roof coatings come in. These liquid-applied systems can restore and protect aging commercial roofs, seal minor issues, improve energy efficiency, and delay the cost of full re-roofing by 5–15 years.

At Independent Roofing, we use high-performance coating systems designed for commercial applications — applied by trained professionals who know how to assess your roof and determine whether a coating is the right choice.

What Are Roof Coatings?

Roof coatings are fluid-applied membranes that cure into a seamless, protective layer over your existing roof system. They are often used to:

  • Extend the life of aging roof systems
  • Improve reflectivity and energy performance
  • Seal cracks, seams, and minor surface damage
  • Add a secondary waterproofing barrier

Most commercial coatings are elastomeric — meaning they expand and contract with temperature — and are applied over compatible systems like metal, modified bitumen, TPO, or EPDM.

Types of Coatings We Offer

Silicone Roof Coatings

Highly UV-resistant and water-repellent. Ideal for wet or ponding-prone roof areas. Long-lasting and low-maintenance.

Acrylic Roof Coatings

Cost-effective and reflective. Great for improving energy efficiency and restoring lightly weathered roofs.

Urethane Roof Coatings

Excellent for high-traffic roofs and mechanical areas. Durable, abrasion-resistant, and highly flexible.

Is a Roof Coating Right for You?

Coatings aren’t a fix-all — but when applied to the right roof, at the right time, they can provide years of added performance at a fraction of the cost of replacement.

Ideal Candidates:

Aging but structurally sound roofs

Minimal moisture infiltration beneath membrane

Building owners looking to extend system life

Projects needing fast, low-disruption solutions

Flat or low-slope roofs with good drainage

If your roof is already saturated or has extensive underlying damage, we’ll recommend a repair or re-roof instead.

Benefits of Roof Coatings

  • Lower Lifecycle Cost
Delay full tear-off and get more years out of your system.
  • Energy Efficiency
Reflective coatings reduce heat absorption and HVAC load.
  • Minimal Disruption
Fast, low-noise installation with little business interruption.
  • Environmental Advantage
Reduce landfill waste by restoring instead of replacing.
  • Warranty Options Available
Coating manufacturers offer 10–20 year warranties when installed by approved contractors.
