Single-Ply Roofing Systems for Commercial Buildings

Efficient. Lightweight. Proven for Flat and Low-Slope Roofs

Single-ply membranes are among the most popular and trusted roofing systems for commercial buildings — and for good reason. Lightweight, cost-effective, and quick to install, these systems provide durable, energy-efficient protection for flat and low-slope structures.

At Independent Roofing, we install all major single-ply systems, including TPO, EPDM, and PVC — with expert guidance to match your building type, climate, and performance goals.

What Are Single-Ply Systems?

Single-ply membranes are flexible, waterproof roofing materials installed in one or two layers, typically over insulation and a structural deck. They’re best suited for buildings with flat or gently sloped roofs.

We install:

  • TPO (Thermoplastic Polyolefin)
  • EPDM (Ethylene Propylene Diene Monomer)
  • PVC (Polyvinyl Chloride)

These systems are commonly used on commercial, institutional, and industrial roofs due to their performance and low lifecycle cost.

Mod-Bit vs. Single-Ply Roofing

Feature Modified Bitumen Single-Ply Systems
Waterproofing Layers Multi-layer (redundant) Single membrane
Foot Traffic Resistance Excellent Moderate to good
Flexibility in Install High (multiple methods) Moderate
Cost Mid-to-high Low to mid
Repairability Easy and localized Requires welding or adhesives
Best For High-abuse or complex roofs Energy efficiency / fast installs

Benefits of Single-Ply Roofing

Lightweight Installation

Easy to transport, install, and weld — great for large buildings.

Reflective & Energy-Efficient

TPO and PVC membranes reflect heat, reducing HVAC loads and lowering cooling costs.

Excellent Waterproofing

Seams are hot-air welded (TPO, PVC) or adhered (EPDM) for watertight integrity.

Cost-Effective

Competitive upfront cost with proven performance and long-term value.

Low Maintenance

When properly installed and maintained, single-ply roofs require minimal upkeep.

Choosing the Right Membrane

Each system has strengths — and we’ll help you choose what fits your roof best.

TPO Roofing

Bright white surface reflects sunlight

Resistant to UV, algae, and chemicals

Ideal for warm climates and energy-conscious buildings

EPDM Roofing

Known as “rubber roofing”

Excellent resistance to weather and hail

Best for colder regions and low-traffic roofs

PVC Roofing

Exceptional chemical resistance

Strong seams for watertight integrity

Common in restaurants, labs, or factories with exhausts and grease

Great for These Building Types

  • Retail centers & plazas
  • Warehouses & logistics hubs
  • Schools & universities
  • Offices & medical complexes
  • Government & municipal facilities
  • Restaurants & food service environments (PVC)
