Project Overview

The Magnolia District is a vibrant new hospitality and retail development located in the heart of Madison, MS. Independent Roofing was selected to provide roofing solutions for two newly constructed multi-floor buildings that anchor this district. The project included 8,000 square feet of mechanically attached PVC roofing and 3,800 square feet of standing seam metal roofing, along with architectural elements like a custom copper finial crowning the elevator tower. Despite a tight construction timeline and unique drainage requirements, the team delivered a watertight, visually striking solution that contributes to the development’s upscale aesthetic.

Challenge / Objective

The complex geometry and convergence of multiple roof types made water drainage a key design and execution challenge. The project required customized drainage and flashing solutions that would integrate seamlessly with the structure’s architectural goals—particularly around the prominent elevator tower and adjoining porch canopies.

Solution

To accommodate the drainage issues, Independent Roofing fabricated a custom gutter system designed to handle runoff between the standing seam roofs and adjoining PVC membrane sections. Snaplock standing seam panels were fabricated on-site, allowing for precise installation across varying surfaces, including the curved wraparound porches and central pavilion. Custom edge metal and a flush wall panel system at the parapet enhanced both performance and curb appeal.

Results

The project was completed successfully with no disruption to the overall construction timeline. The final installation enhances the aesthetic and structural integrity of the Magnolia District while providing durable weather protection. The client was highly satisfied with both the visual and functional results of the roofing system.
